Ignacio Springs Bed & Breakfast

By making a reservation with Ignacio Springs Bed & Breakfast (“Ignacio Springs,” “we,” “us”), you (“guest,” “you”) agree to the following Terms & Conditions.

1. Reservations & Deposits

A valid credit card is required to submit a reservation request through our online booking system.
For reservations made by phone or email, credit card details are not collected. Payment is completed through the deposit process outlined below.

Due to banking limitations in Mexico, credit cards entered online are not automatically charged.

A 50% non-refundable deposit is required to confirm all reservations. Payment instructions will be sent by email after the reservation request is received.

Deposits must be received within 7 days of the deposit request email. If not received, the reservation will be cancelled and the room released.

Reservations are not confirmed until the deposit has been received.

The remaining balance is due at check-in unless otherwise arranged in writing.

2. Cancellations & Changes

All cancellations must be submitted in writing by email.
Cancellations are not accepted by phone or text.

The 50% deposit is non-refundable.

No refunds are issued for cancellations, including but not limited to travel delays, illness, weather, or changes in plans.

Travel insurance is strongly recommended to cover cancellations, delays, or unexpected changes.

Date Changes
Date changes must be requested at least 30 days prior to arrival.

Each reservation may be changed once, subject to availability.

The deposit remains non-refundable and may be applied to the new reservation.

New dates must be of equal or greater value, and the stay must be completed within 6 months of the original arrival date.

If the requested dates are unavailable, the original reservation remains in effect.

3. No-Shows

Failure to arrive without prior written cancellation is considered a no-show.

The deposit is forfeited. No refunds.

4. Early Departures

Guests who depart early are responsible for the full reserved stay. No refunds.

5. Check-In & Check-Out

Check-in is available from 2:00 PM to 9:00 PM.

Guests arriving after 9:00 PM must notify the hotel in advance. Late arrival may be accommodated with prior notice.

Failure to arrive on the scheduled date without notice will be treated as a no-show.

Check-out time is 11:00 AM.

Late check-out may be available upon request and is subject to availability and additional charges.

6. Occupancy & Visitors

Room rates are based on the number of guests stated at booking.

Unregistered guests or visitors are not permitted without prior approval.

Maximum occupancy limits must be respected.

Unauthorized occupancy may result in cancellation of the reservation without refund.

7. Children

Ignacio Springs welcomes children; however, the property is not child-proofed.

Parents and guardians are fully responsible for the supervision and safety of minors at all times.

8. Pets

Select rooms are pet-friendly and must be booked in advance.

Pets must be well-behaved and under the owner’s control at all times.

Pets are not permitted in indoor common areas, including dining spaces.

Guests are responsible for any damage or additional cleaning required due to pets.

Certain rooms are designated as pet-free and scent-free (including China Wall and Lily Pad) and cannot accommodate pets under any circumstances.

Reservations made with pets for these rooms will be reassigned to a pet-friendly room if available.

If no suitable room is available, the reservation may be cancelled in accordance with the cancellation policy.

Additional pet guidelines are provided separately under House Rules.

9. Smoking & Substances

Ignacio Springs is a non-smoking property inside all rooms and indoor areas.

Smoking is permitted only in designated outdoor areas.

Illegal substances are strictly prohibited.

Violation may result in immediate termination of stay without refund.

10. Property Care & Damages

Guests are responsible for any damage to rooms, furnishings, or property, as well as excessive cleaning required due to misuse, spills, smoke, pets, or negligence.

Repair or cleaning costs may be charged to the guest.

11. Noise & Respect for Others

Ignacio Springs is a peaceful, small-scale property.

Quiet hours must be respected.

Disruptive behavior may result in removal from the property without refund.

12. Acts Beyond Our Control

Ignacio Springs is not liable for events beyond our reasonable control, including but not limited to weather conditions, power outages, natural disasters, road closures, or government actions.

13. Liability Disclaimer

Guests stay at Ignacio Springs at their own risk.

We are not responsible for loss, theft, or damage of personal belongings, or for accidents or injuries occurring on the property.

14. Right to Refuse Service

Ignacio Springs reserves the right to refuse service or terminate a stay if:

• These Terms & Conditions are violated

• Behavior is unsafe, disruptive, or unlawful

• Information provided at booking is false or misleading

15. Governing Law

These Terms & Conditions are governed by the laws of Mexico, specifically the State of Baja California Sur.

16. House Rules

Guests agree to comply with all House Rules provided on our website and on the property.

17. Acceptance

By making a reservation, submitting a deposit, or staying at Ignacio Springs Bed & Breakfast, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
